The Palmarosa is a luxury wellness-focused residential and hospitality development located in the heart of Dubailand, envisioned as the world’s largest integrated spa lifestyle resort. Master planned across 2.5 million sq. ft., the project features 747 residential units, including villas, townhouses, and 196 modern apartments, alongside a 200-key five-star hotel, commercial offerings, and more than 100,000 sq. ft. of dedicated spa facilities—an unprecedented scale for wellness-driven living in the UAE.

SBD International led the reimagining of the master plan, extracting community-focused functions from the commercial core and reintroducing them centrally within the residential fabric. The design prioritizes walkability, weaving meandering paths and shaded green spaces that encourage a pedestrian lifestyle and deeper community interaction.

Architecturally themed in modern Balinese style, The Palmarosa exudes a tranquil aesthetic while integrating contemporary urban sensibilities. The project includes resort-grade pavilions, a central clubhouse, multiple F&B zones, and extensive retail and wellness offerings. The residential units—ranging from 4-bedroom townhouses to expansive 5-bedroom villas—are designed with privacy, luxury, and sustainability in mind.

Ideally positioned with direct access to Sheikh Mohammed Bin Zayed Road and Emirates Road, The Palmarosa is minutes from Global Village, Miracle Garden, and top-tier schools like GEMS FirstPoint.
